PRINCIPAL BUYER · CEDAR RAPIDS, IOWA
Talk Studio acquires sixteen-unit-and-larger multifamily assets in Cedar Rapids, Linn County and the Quad Cities — for our own account, underwritten in-house, and answered in days rather than weeks.
01 — INVESTMENT CRITERIA
A good building in an improving area, held long and run thin. These are the parameters a broker needs to filter an offering before it reaches our desk.
16 units minimum, 32+ preferred
Below sixteen a building cannot carry professional management or absorb a vacancy. The floor is firm, not a preference.
Cedar Rapids, Linn County & the Quad Cities
Our home market, known street by street, alongside Davenport and Scott County.
1970 and newer
Older than that, the capital plan — galvanised plumbing, original electrical — stops being a line item and becomes the deal.
A or B product; B submarkets welcome
A quality asset in an improving location is the thesis. We do not pursue C or D product.
Value-add, with two or three clear levers
Below-market rents, utility bill-back, deferred interiors, an assessment worth appealing. A fully stabilised asset at a market price is another buyer’s deal.
Long-held and lightly managed
Twenty-five-year owners, rents that never moved, management that has coasted. We expect to inherit the work.
02 — UNDERWRITING
Every figure we quote is one we can defend. That is why our number holds.
VALUE-ADD · DEFERRED INTERIORS
Underwritten from the rent roll and T-12, not the marketed cap rate.
A marketed yield is a model until the operating statements confirm it.
Market rents verified at the neighbourhood level.
A metro average applied to a building of one-bedrooms overstates revenue enough to invent a deal that is not there.
Asserted figures are flagged, not absorbed.
A market-rent column typed once and copied down every row is the seller’s opinion. We will say so rather than quietly underwrite it.
Iowa property taxes modelled forward.
The multiresidential class moves above the residential rollback in assessment years 2027 and 2028. It is in statute, in our model, and in very few offering memoranda.
No number we cannot defend.
A missing figure is reported as missing — never filled with a zero, and never with an assumption we have not disclosed.
03 — TRANSACTION PROCESS
Introduction
Share the offering. Before we ask for operating documents, we put a lender letter in front of you.
Documents
A current rent roll and the trailing twelve months of operating statements.
Decision
A price with every assumption written beside it — or a clear pass, with the reason.
Close
A principal acquisition, financed with conventional bank debt, at a number that does not move once diligence starts.
04 — HOW WE TRANSACT
We are not an all-cash buyer and will not claim to be. We would rather you know exactly who is across the table.
Our own account
Every acquisition is made for Talk Studio directly — not a fund deploying someone else’s committed capital.
Bank-financed
Conventional debt behind every deal, with a lender letter provided at the outset.
No intermediaries
Not a wholesaler, and nothing here is listed for sale by us. You deal with the buyer.
05 — CONTACT
Brokers and owners reach the acquisitions desk directly — no gatekeepers, no intake form.
